For Soraya Saetang, saving the environment was once restricted to using tissue paper sparingly and watering plants with rinse water. Now she can boast of owning a home that subscribes to the green agenda: a unit in S&S Sukhumvit, an eco-living residence located on Sukhumvit 101/1 Road, just 600 m away from the new skytrain station (BTS) Udom-Suk in Bangkok.

"I really appreciate the big natural garden, it is hard to find a condominium with a natural garden in the city," said Soraya, referring to 4,000 sq m of greenery and recreational space at the development.

"Actually, I first thought that S&S Sukhumvit would be a normal condo, but I changed my mind when I realised that it is a value-added project with lots of eco-friendly features like a salted pool, a solar tube, and a rain water tank," she added.

Sufficiency & Sustainability

S&S Sukhumvit has a 22-storey I-shaped building and an 18-storey L-shaped building. The project houses 810 units: a mixture of studio, one-bedroom and two-bedroom suites. The units are all fully furnished, making each one a ready-made home.

Soraya added that she chose a unit there even though there were lower-priced units available nearby. "I am more confident in S&S Sukhumvit because of its reputation," she says.

The mid-range condominium is built by S&S Residential - the subsidiary of TCC Capital Land, a joint venture between TCC Land, one of Thailand's largest business conglomerates, and CapitaLand, one of Asia's largest real estate companies based in Singapore.

Despite the global economic downturn, the project has been popular with homebuyers.

Soammaphat Traisorat, CEO and MD of S&S Residential, said, "Given the current global economic downturn, it is inevitable that the property market has faced slowing demand for new housing and buyers are delaying their buying decisions."

The "S&S Living Concept" is made up of six core development ideas that focus not only on convenience of the residents, but also conservation of energy and nature.

The lights that illuminate the paths taken by residents in shared facilities and common areas are powered by alternative energy technology, including solar tubes and solar post lights.

To promote reducing consumption, reusing and recycling, the project features systems that enable sorting and management of waste materials and storage of rainwater.

The development features a fitness centre with garden view, a salt chloride system swimming pool, a kid's pool with slides, a jogging track, 24-hour security guard, and the use of a key card access system.

Pools that use salt chloride systems supposedly are less harmful to the environment because the pools are chlorinated in small doses over time rather than in one large dose. This is not as harsh on the skin, and not as irritating to the eyes. There is no chlorine smell too.

Inside the home, the interior design includes furniture and the use of lead-free paints that are friendly to the environment and not harmful to health. Light coloured paint is used throughout to reduce heat absorption. The buildings are positioned to avoid direct sunlight in order to reduce penetration and accumulation of heat. The overall layout of the project also enhances efficient air ventilation.

A shuttle bus service to the nearby BTS station also helps to minimise fuel consumption.

"The main reason for buying a unit there is its convenient location, functional design, and good quality. The project's eco-friendly concept is a value-added feature, which makes me feel socially responsible," said Soraya.

She plans to stay in the unit herself but says, "If I have to move elsewhere in the future, I am sure it would not be difficult to look for a tenant because of its location close to the skytrain."

There is also a full range of facilities within and around the development, including a minimart, cafe, laundry, hair salon, shopping malls like Central Plaza Bangna, Big C Supercenter Bangna, Lotus Supercenter On-nuch, and Carrefour On-nuch.

The project will be ready by the end of 2010.

"We can claim that S&S Sukhumvit is the only mid-class development in the catchment area which emphasizes the eco-living idea," said Soammaphat, who added that others have yet to capitalise on this niche idea.

By the looks of it, the idea will result in more eco-friendly projects blossoming in the future.
